How soon can you start managing my property?
We can start managing your property within a few days, if not sooner, once the required documents are complete.

What type of properties do you manage?
Residential; houses, condos, apartments, townhomes and multifamily.

Are you licensed?
Yellow House Management is a North Carolina licensed real estate firm, employing a North Carolina Licensed Broker In Charge as well as a full support staff.

Can I reach you after hours?
We employe a dedicated on-call maintenance person, who is available 24 hours a day for maintenance emergencies. The maintenance person will assist owners and residents with emergency needs that may arise after hours.

Do I get to see the lease or sign it?
Once a lease is signed by your new tenant, Yellow House Management will sign it on your behalf and send you an executed copy. You are not required to sign the lease. Yellow House Management provides you with leases and agreements designed to protect you, your investment, and your income. Our rental agreement is very detailed and spells out tenant’s responsibilities very clearly. If you wish to see a sample copy of the lease, we are happy to provide you with a copy.

How and when do I receive rental funds?
Payments to owners are processed once a month via direct deposit.

How is rent collection handled?
Rent collection is made simple through our specialized property management software. Tenants are provided a variety of payment options through a secure tenant portal for collection of all fees. The system is quick and convenient and allows the tenant to pay via: web-based payments, automatic draft, credit card payments, check mail-in, or check drop off.

What lease terms do you offer?
Our standard lease term is one year, but with owner approval and/or based on your community guidelines, we can execute leases for shorter or longer lease terms.

How much security deposit do you charge the tenant?
The security deposit amount varies from property to property and must be paid in advance. The standard security deposit is equal to one month’s rent and cannot exceed an amount equal to two month’s rent.

What if my tenant doesn’t pay or pays late?
Tenants who have not paid rent by the 5th are considered late on rent and will be notified. If tenant has not paid rent by the 10th we reserve the right to begin the process to file for eviction (also known as summary ejectment complaint) with owner approval. In such cases where we have filed for eviction, it takes approximately 30 days to legally gain possession of the property.

What type of reports do I get and how often?
Owners statements are uploaded to an online owner portal monthly. Year End Cash Flow Statements are also uploaded each January to assist owners in preparing their taxes. Additional reports, including cash flow statements, are available upon request. Quarterly property inspection reports will be emailed directly to the owner.

Who holds the tenant security deposit?
A security deposit is collected from all tenants for your protection. These deposits are held in an insured trust account in accordance with state regulations.
